There is no hype. That's the point. This is a 16-room beach guesthouse that exists in a market where everyone else charges four times more. The hype when it comes will be retroactive, in the form of articles about how a budget bed on Playa Maya became impossible.

THE OFF-BOOK READ

The beach club is open to non-guests for a small day-use fee, which makes Pancho Villa's stretch of Playa Maya one of the only walk-in sunbed spots inside the park. If you're staying somewhere inland and want a park beach day without committing to Mi Amor rates, this is how.

Price On Park Beach

Since Parque del Jaguar went live in September 2024, North Beach Zone properties have been pushing rates hard. Pancho Villa didn't follow. Rooms still start around $75 in shoulder weeks, which is less than a mid-tier La Veleta guesthouse inland. If you want to wake up inside the park for the price of a hostel dorm elsewhere, this is the only door.

The Amenities Stack

Two restaurants, three bars, a garden, a coffee shop, and a beach club for 16 rooms is an unusual ratio. The restaurants are simple Mexican kitchens, the bars lean beachy, the coffee shop opens early for the ruin-bound day-trippers. It's not fine dining, but you can spend a three-day stay without ever leaving the property and not get bored.

Walk To The Ruins

Playa Maya puts you about 15 minutes on foot from the Tulum Mayan ruins via the beach trail, which is the uncrowded approach that avoids the Avenida Cobá parking lot entirely. Leave at 7am and you'll be inside the archaeological site before the tour buses arrive. Few other North Beach properties offer this particular shortcut.

Pancho Villa is the anomaly of the North Beach Zone. Every other property inside Parque del Jaguar runs $300 a night or more; Pancho Villa starts at around $75. It's 16 rooms, some with sand floors and no air-conditioning, sitting on Playa Maya inside the National Park between Playa Paraíso and the Mayan ruins.

Two restaurants, three bars, a garden, a coffee shop, and a beach club fill out the grounds, which is more amenities than most 16-room guesthouses anywhere on earth. There's no major press, no MICHELIN mention, no architecture story. What Pancho Villa has is the cheapest legal bed on a beach that, since the September 2024 Parque del Jaguar designation, is supposed to have priced out budget travellers entirely. Weekend sold-outs are routine because there is quite literally no direct substitute.

The stretch of Playa Maya directly south of the property is one of the quieter patches of North Beach sand, especially at sunrise, because the main photo spots concentrate closer to Playa Paraíso. Bring cash for the small palapa bar at the south end; they make the cheapest margarita inside the park.
